CPM Program Details

CPM® Requirements & Fees

 
To obtain the CPM designation you must first submit an application to become a Candidate member. 

Applying for the program is the first step in the membership process. Once your application is approved, and you have paid your annual membership fee, you will become a Candidate Member and have access to member benefits.

There is an application fee of $375 + tax.
 
Once you are approved as a Candidate member, you must maintain membership with the Institute and complete the program's education and experience requirements. 
 
Education Requirements

The courses you need to successfully complete are:

REIC2600 - Ethics in Business Practice

  • Member rate: $625 + tax
  • Non-member rate: $825 + tax

MNT402 - Managing the Physical Asset

  • Member rate: $700 + tax
  • Non-member rate: $850 + tax

HRS402 - Leading a Winning Property Management Team

  • Member rate: $700 + tax
  • Non-member rate: $850 + tax
FIN402 - Investment Real Estate – Financial Tools
  • Member rate: $700 + tax
  • Non-member rate: $850 + tax
ASM600 - Investment Real Estate Financing and Valuation
  • Member rate: $1675 + tax
  • Non-member rate: $2000 + tax

and one (1) of the following:

MKL405 - Marketing and Leasing Multifamily Properties

  • Member rate: $700 + tax
  • Non-member rate: $850 + tax

OR

MKL406 - Marketing and Leasing Office Buildings

  • Member rate: $700 + tax
  • Non-member rate: $850 + tax

In addition to the above, you must also complete the following:

Management Plan Skills Assessment (select from traditional written plan or course)

  • Member rate: $1600 + tax
  • Non-member rate: $1800 + tax

Pass the CPM Certification Exam (there is an exam fee of $250 + tax).

 
Experience & Functions Test

To obtain the CPM designation a minimum of three (3) years of qualifying experience must be met.

The CPM experience criteria are based on the following:

A) The Functions Test
Activities performed by real estate managers are defined according to 36 functions (see Part 2 of Experience Update Form). You must perform 19 of the 36 functions in order to pass the functions test.

B) The Minimum Portfolio Test
To qualify for the experience credit, you must manage a minimum portfolio, which may vary with the number of sites you manage. You can manage any combination of property types listed in the application, as long as your combined portfolio meets the minimum requirement.

You must spend a minimum of one (1) full year as a candidate member before receiving the designation.

 
Completing the Program

Once you have fulfilled all your experience and education requirements, you will have an interview with an REIC Member from your local Chapter, and then membership will be granted.

In order to earn and maintain the CPM designation, you must pledge to uphold the REIC and IREM Codes of Professional Standards and pay annual membership dues.

 
Dues Information

To maintain your candidacy and then the fully designated membership, there are ongoing yearly membership dues.

Candidate dues are $893 + tax, on average.

Member dues are $935 + tax on average.
